For out-of-town and international investors that lack a local staff but are interested in participating in select US real estate markets, our asset-management practice is able to acquire and manage properties on a joint-venture basis, if desired.  Proposed joint-venture opportunities structure an integration of the interests between Promenade and the investor with remuneration being derived mainly from positive cash-flow earnings and revenue obtained from the implementation of derived strategies.  Promenade is experienced in the investment management of construction and conversion projects, income-producing properties with cash flow enhancements, as well as distressed owner workouts and distressed debt acquisitions.
